Two years ago, Kelly Beacher started designing her dream house. On paper, it looked like a breezy Key West cottage with a tin roof and wrap-around porch. But when the single mom got serious about zoning and financing, the fantasy turned into a nightmare. Fortunately, a sympathetic banker sent her to the Tallahassee Lenders' Consortium. In May, she bought a scaled-down version of her vision an airy townhouse in a quiet northwest neighborhood. "I wake up with a big grin every day, knowing this is my place," said Beacher, 26, an accounts manager for Booth Associates. She's urging friends to attend the consortium's Affordable Housing Fair on Sept. 18. Many are surprised to learn how easy it can be to buy a home. The nonprofit agency guides low- and moderate-income people through the process. For a family of four, the maximum income is $41,300 a year. "Put it all down on paper where am I as a renter, where would I be as a homeowner?" Beacher said. "It's very stressful to go in and say, 'I want that house because it has the pretty roses in the frontyard and the pool in the backyard.' If you figure out what you need and what you can afford, it helps you weed things out." Down-payment help is available on existing homes worth up to $90,055 and new construction up to $106,365. "A lot of people think they have to come to closing with $10,000 they think they have to have a huge sum," Beacher said. In fact, she put down $727 on a spacious $70,000 home with three bedrooms and two bathrooms. It has big windows, beautiful trees and a fenced yard for her 4-year-old son, Parker T.J. Cannon. Beacher and her boyfriend, 22-year-old Jeffrey Godwin, love to putter. They enjoy planting shrubs, painting walls and posting P.J.'s artwork. "Anyone who's tired of renting, who wants to have a house of their own, can work through the steps," the homeowner said. The Tallahassee Lenders' Consortium managed a lot of the steps for me, and it was a lot less stressful than what I had planned to do building my own house."
